    Here is a quick real estate market snapshot for the Ayer-Shirley MA market, data crunched from Trendgraphix.

    The first graph shows the number of listings on the market, compared with the pendings and homes sold ending with June 2010:

    Single Family Residences

    The second graph shows the same statistics run for the condominium market in Ayer and Shirley:

    There is 6.9 months on inventory on the market for single family residences (houses), and 5.7 months of condo inventory.

    You can compare this with June 2005

    where there were nearly the same number of homes on the market as now, but there was more sales activity. There was 5 months of inventory at that point, meaning that if no other homes were to come onto the market, it would take about 5 months to sell what is already there. The more months of inventory, the more of a buyer’s market it is.
